This project involves repairing a flat/foam/single-ply roof that is leaking in multiple areas. The client has identified a small leak above the roof and a rubber roof leak on the second floor, which is causing water to leak into the bedroom/office. Additionally, there is a leak in the rubber roof at the back of the house on the first floor, which was unsuccessfully repaired with tar. The project also includes removing and reinstalling the existing rotten railing on the second-story balcony porch. The client purchased the home in 2022 and is unsure of the age of the roof.
Replaced the ridge vent
In Whitefish Bay, WI, a homeowner requires repairs on their existing 3,789 sq. ft. roof due to flashing issues improperly installed seven years ago. This project includes counterflashing approximately 18 inches of step flashing on a rear addition, integrated into the brick, and sealing with an end cap to prevent water infiltration. To address a leak near a 15-year-old rubber roof at the rear dormer window, two 1x sticks will be replaced, and kickoff flashing will be added to divert water from the window edges. Additionally, the repair scope includes replacing metal window roofing with rubber, installing new wood in rotted sections around one window, and fixing a gutter end for improved drainage and longevity.
This roof had a leak running into a bedroom! Not only did we find several patch jobs, but we also found lots of rotted wood once we installed the new roof.
