In Franklin, WI, a homeowner reported a leak from the flashing around their chimney and a disconnected vent in the attic. Our inspection confirmed the chimney flashing leak noted in their report, and we assessed the rooftop and gutters, finding them to be in overall decent condition. The homeowner plans to replace the entire roof within a few years, so we provided a quote for both the full roof replacement and the immediate repair. For the repair, we will remove shingles and flashing around the chimney, install new shingles, and add new step flashing and counterflashing around the chimney. The total area involved is 2767 sqft.
This home had a leak by their chimney, causing water damage and rotted wood to the roof. So, we went in to replace the entire roof section and installed a new chimney flashing. We used IKO Ice and water protector, and IKO Cambridge shingles.
The homeowner noticed brown dried-up spots in his vaulted ceiling near the chimney. We diagnosed the issue as a leak from failed seals around the chimney. We removed the old caulk in the area and re-sealed the area around the chimney, keeping the roof from leaking and giving this homeowner peace of mind.
This home had a leaky, poorly patched, and poorly sealed EPDM Flat rubber roof that dated back to the 80s. Because of some screw pops and overall EPDM failure, this caused massive damage to the drywall ceiling inside the house- they couldn't even use one of their bedrooms because the ceiling was falling down!
So, we went in and replaced the entire EPDM roof, as well as the cracked and old skylights.
This EPDM flat roof porch needed some serious repair, along with their worn gutters. take a look at the before/progress image, and after!
