Roof Repair & Replacement Contractor in West Bend, WI

A homeowner in West Bend, WI, is dealing with a leaking roof and is looking for a complete roof replacement. The project involves installing new step flashing and ice and water protector over the entire section. The roof will use IKO Dynasty shingles in the Granite Black color. Additional features include aluminum flat step flashing, a Perma-Boot, and Air Vent ShingleVent II ridge vent for better ventilation. SealoronXT Ice & Water Protector will be used for added protection. The total area is 2,505 sqft, and the project includes chimney flashing as well.

For this project, the homeowner sought a complete exterior upgrade for their older home, focusing on installing or replacing the asphalt shingle roof, along with gutters, fascia, and soffits. The work involved installing a new asphalt shingle roof to replace the older, worn-out one, covering a total area of 2,577 square feet. Additionally, the existing gutters were replaced to ensure proper water drainage and prevent potential water damage. The fascia and soffits were upgraded to enhance both the functionality and appearance of the home’s exterior. A Raindrop gutter guard system was installed to keep the gutters clear of debris and maintain efficient water flow. Furthermore, the downspout at the garage service door was relocated about 4 feet back to ensure it dumps water on the left side of the service door instead of the right-side sidewalk, with the addition of tip-up hinges for ease of maintenance and functionality. 

We re-estimated a project that required a full roof replacement with Emerald Green IKO asphalt shingles. During the assessment, we removed the kickouts and valley controllers due to space constraints. The project also involved replacing term bars with a drip edge, as we wanted to avoid using term bars on this roof. The estimate came in about 1K high on the asphalt side but 1k low on the EPDM side, resulting in a balanced cost. For the DCI smart ridges, Beacon can supply them, but they need to be special ordered.

The homeowner considered reusing the existing drip edge to save costs but ultimately decided to have Leaf guards remove the gutters for 2k. As an engineer, he thoroughly analyzed all options before making a decision. Although he would have liked to eliminate the box vents on the front side, a ridge vent was not feasible due to potential interference with the rubber to asphalt transition. The total roof area for this project is 11.5 SQ.
