This project involves repairing a flat/foam/single-ply roof that is leaking in multiple areas. The client has identified a small leak above the roof and a rubber roof leak on the second floor, which is causing water to leak into the bedroom/office. Additionally, there is a leak in the rubber roof at the back of the house on the first floor, which was unsuccessfully repaired with tar. The project also includes removing and reinstalling the existing rotten railing on the second-story balcony porch. The client purchased the home in 2022 and is unsure of the age of the roof.

Meeting with the homeowners in Milwaukee, WI, we assessed their 13-year-old roof, which had developed a leak. Despite noticing a leak spot away from the chimney, we identified the chimney flashing as a significant factor contributing to the issue. Additionally, we observed that the existing gutters were not high-back gutters, which may also be contributing to the problem. Both the homeowners agreed that the gutters were a factor in the leak. Therefore, our final quote includes full gutter replacement, installation of Raindrop gutter guards, and a complete chimney reflash to address the leak and prevent future issues.
