Renewing Your Shelter: A Roof Replacement Journey in Cudahy, WI

The roof, aging beyond two decades, stands as a testament to the house's history, signaling the need for a rejuvenating transformation. Engaged in a meticulous rehabilitation process, the homeowner seeks solutions that balance quality and affordability, mindful of the broader restoration efforts underway. With the interior undergoing a thorough gutting and the house unoccupied, the timing aligns perfectly for the roof replacement project. The scope extends beyond mere shingle replacement, encompassing the repair of deck boards and the installation of gable vents to optimize attic ventilation.

Roof Replacement: In Shorewood, WI

The homeowner is dealing with a leak in the ceiling of the foyer, directly under a section of the roof where the original attic space was enclosed. The roof, 19 years old, is in rough shape, and a partial replacement is deemed the only option. Due to the leak and the overall condition of the roof, the homeowner received a quote for a full roof replacement, including some extra labor for custom metal bending and the use of GRANITE BLACK IKO shingles. However, the homeowner needed to discuss the options with their spouse before making a decision. They are planning to replace the roof within a couple of years, but it's recommended to go with the full replacement option now for long-term cost-effectiveness, especially given the leaking areas and the need for ice and water barrier and custom bent metal flashing to seal the leaking area.

Full Roof Replacement: In Milwaukee, WI

In Milwaukee, WI, a homeowner who has owned their house for nearly 40 years needs a full roof replacement on their 3,903 sq. ft. home. The current roof, over 35 years old, includes a leaking porch area. The project will involve installing IKO Dynasty shingles in Frostone for long-lasting durability, applying SealoronXT Ice & Water Protector for added weatherproofing, and installing new step flashing to ensure a tight seal against water infiltration. The project will also include both small and large chimney flashing, a skylight with flashing installation, and EPDM labor on specific sections for enhanced protection. Additionally, 5-inch gutters will be installed over the front porch to manage rainwater effectively.

Roof Replacement in West Allis, WI

A homeowner from West Allis, WI, discussed several key renovation needs during our meeting at the NARI show in Milwaukee. His current roof, a 3-tab installation from 1999, shows signs of wear and lacks essential components like drip edge, despite no active leaks. However, the roof requires attention due to missing drip edges and general deterioration.

Additionally, the homeowner expressed interest in integrating two dormer downspouts, securing sagging fascia metal on the rear south side of the first level, and addressing rot issues necessitating redecking for both the house and detached garage. Furthermore, he requested removal and redecking of the chimney brick with additional labor included.

To meet these requirements, we proposed installing IKO Dynasty AR shingles in Brownstone, accompanied by new step flashing. This comprehensive approach will not only enhance the roof's durability but also address structural concerns throughout the property, ensuring a cohesive and reliable renovation solution.

Roof Replacement: In West Allis, WI

A homeowner in West Allis, WI, initially sought a quote for new gutters but discovered significant issues during our consultation. Purchasing the home 1.5 years ago, Matthew noticed sagging roofs and loose gutters. An attic inspection revealed a poorly executed roofing job dating back to 2017, with missing shingles, tar paper, and damaged decking.

Given these findings, our discussion expanded to encompass a comprehensive roof replacement, including decking. Matthew had already undertaken DIY repairs, including flex-sealing the front rubber roof. Concerned about ice damming, he requested Raindrop gutter protection.

The project scope also involved addressing challenges like sagging gutters and the relocation of downspouts. Due to the proximity of neighboring houses, we implemented additional measures such as hanging tarps for protection. Specific tasks included adding railing labor, removing kickouts and valley controllers, and ensuring proper measurements despite initial challenges with rubber sections.

To address these issues comprehensively, we proposed using IKO Dynasty AR shingles in Atlantic Blue, complemented by new step flashing and chimney flashing. This approach ensures not only aesthetic enhancement but also long-term durability and protection against future roof-related issues.
